With Americans now living longer than ever before, the dramatic demographic shift raises important questions for the future, including how best to protect Baby Boomers' most vulnerable members: economically-challenged seniors in need of long-term housing and care.

Facilities like Willett Ranch help to answer this question. Located in the city of Ventura, Willett Ranch is an affordable senior housing development that offers economically-challenged seniors safe, high-quality housing in a supportive, caring environment.

As AOR and Executive Architect, HED worked to advance and adapt a preliminary site plan and design concept for the project, including reconfiguring units to meet accessibility requirements. We also guided the project from entitlement to construction, from navigating funding timelines, design requirements and permit approvals to coordinating with the local district.

During design, the structure’s mechanical systems tested our team’s creative problem-solving skills. After conducting detailed ventilation, shading and wind studies, we determined that we could not only resolve this challenge by reconfiguring the building’s corridors to the exterior, but also eliminate the need for traditional air conditioning altogether. By using open building corridors and exterior windows to take advantage of Ventura’s mild, Mediterranean climate, we were able to capture a cross-breeze that will successfully moderate indoor temperatures, and improve overall air quality.

Willett Ranch will provide a safe, welcoming and supportive environment for a vulnerable, economically-challenged population in need of care.

Results
Part of a larger market rate development, Willett Ranch comprises of 50 units divided between two buildings.
Carefully crafted to meet Ventura’s rigorous design review standards, the Mediterranean-style exterior features a red tiled roof with exposed rafter tails, intricate window detailing, and a plaster finish.
As required by the various funders, the completed housing development will be GreenPoint graded and solar-ready.
