Increased outdoor amenities attract tenants and promote wellness
CapitalLand International USA selected HED to reimagine their campus at 6055 Lusk in San Diego. The new modern aesthetic and amenities provides flexible options for work, collaboration, and social gatherings. Mature trees line the entry drive and shade meandering walking paths. The entrance is enhanced with curvilinear shade structures, intimate gathering nodes, and medjool date palms.

The hub of the new campus is the new central lawn and amphitheater. A new pickle ball court, dog run, and turf area for sports provide active recreation options for tenants throughout the day. A grasscrete pad is designed to accommodate a food truck and catenary lighting throughout ensures safety and extends the utility of the space after hours. Raised garden beds and more than 40 citrus, avocado, and stone fruit trees offer tenants healthy food choices.

Results
Additional EV chargers, expanded bike racks and lockers are several of the many sustainable features of this LEED Gold project.
Low-water plantings that provide a variety of seasonal color and texture and an upgraded water-wise irrigation system act as a refresh to the existing landscape.
The site was previously overparked; new code allowed for a reduction in parking area in favor of landscape improvements.
The fire lane was rerouted in the rear to accommodate an expansive “backyard” for the tenant.
